Preventive Security System Maintenance Checklist

Qyvea Limited Resource Centre · Updated September 2026

Most security system failures aren't sudden -- they're the result of a small issue that went unnoticed for months. A camera slowly drifting out of focus, a fence energizer losing output, a gate sensor misaligned by a few millimetres. This checklist covers what to check periodically across the systems most Kenyan properties run.

CCTV

  • Lens cleanliness -- dust and cobwebs on outdoor cameras degrade image quality gradually
  • Camera angle unchanged -- mounts can shift slightly over time or after strong wind
  • Night vision performance -- check footage after dark, not just during the day
  • Recorder storage -- confirm footage is actually being retained for the intended period
  • Cable and connector condition -- especially at outdoor junction points
  • Firmware up to date on cameras and recorder

Access Control

  • Reader sensor cleanliness (fingerprint sensors especially)
  • Door release hardware operating smoothly, without excessive delay or force needed
  • User list reviewed -- former staff or expired visitor credentials removed
  • Backup power for the access control panel tested

Electric Fence

  • Output voltage checked against the energizer's rated output
  • Vegetation cleared from the fence line -- growth touching the wire drains power and can cause false alarms
  • Earthing checked -- poor earthing is one of the most common causes of a fence "not working" despite the energizer being fine
  • Alarm/monitoring integration tested if fitted

Automatic Gates

  • Chain, rack or belt condition checked for wear
  • Safety beam alignment verified -- misalignment can cause the gate to ignore an obstruction
  • Control board and battery condition checked
  • Manual release lever confirmed to still work

Fire Alarm

  • Detectors tested per zone, not just the panel's self-test
  • Sounders/strobes confirmed audible and visible where installed
  • Battery backup tested under a simulated power loss
  • Fault log on the panel reviewed and cleared of resolved issues

Recommended frequency

SystemSuggested check interval
CCTVEvery 3-6 months, or after any major weather event
Access controlEvery 3-6 months, plus immediate review after any staff departure
Electric fenceEvery 3 months, more often during rainy season for vegetation growth
Automatic gatesEvery 6 months for residential, every 3 months for high-traffic commercial gates
Fire alarmPer manufacturer/regulatory guidance -- typically quarterly for testing, annually for full servicing

Questions

Can I do this checklist myself, or does it need a technician?

Basic visual checks (lens cleanliness, obvious damage, vegetation on a fence line) can be done by property staff. Voltage checks, firmware updates and detector testing are best done by a technician.

What's the most commonly neglected item?

Electric fence earthing and vegetation clearance -- both are easy to overlook since the fence can look fine while quietly losing effectiveness.

Does Qyvea offer a contract covering all of these systems together?

Yes -- see our Security System Maintenance Contract Guide for what a combined contract typically covers, and our Preventive Maintenance service for the offering itself.
