# Fire Alarm System Planning Guide

Qyvea Limited Resource Centre · Updated September 2026

Fire alarm planning is often treated as an afterthought bolted onto a building rather than designed around it. This guide covers the basic decisions that should happen before a single detector goes on the ceiling.

## Step 1: Conventional or addressable panel?

| | Conventional | Addressable |
| --- | --- | --- |
| Identifies | Which zone (area) triggered | Which exact device triggered |
| Best suited to | Smaller buildings with fewer zones | Larger buildings where knowing the exact device saves significant response time |
| Cost | Generally lower | Generally higher, but faster fault-finding and response |

See our [8-zone conventional panel page](https://qyvea.co.ke/fire-alarm-control-panel-kenya) for a real example of a conventional system suited to smaller commercial buildings.

## Step 2: Zone planning

Zones should be organized by physical area in a way that makes sense to someone responding to an alarm -- typically by floor, wing or distinct functional area (kitchen, server room, storage). A zone that spans unrelated areas of a building makes it harder to know where to actually check when an alarm triggers.

## Step 3: Detector type selection

- **Smoke detectors** -- the default choice for most areas, responding to visible smoke particles
- **Heat detectors** -- better suited to kitchens, garages or dusty areas where smoke detectors would give frequent false alarms
- **Multi-sensor detectors** -- combine smoke and heat sensing for more reliable detection with fewer false alarms in mixed-use areas
- **Beam detectors** -- long-range optical beam detectors suited to large open spaces like warehouses, where point detectors would be impractical in number

## Step 4: Placement basics

- Detectors positioned away from air conditioning vents or drafts that can disperse smoke before it reaches the sensor
- Kitchen areas use heat detectors, not smoke detectors, to avoid constant false triggers from cooking
- Sounders and strobes positioned so they're audible and visible throughout occupied areas, not just near the panel
- Manual call points placed at exits and along escape routes, clearly visible and unobstructed

## Step 5: Plan for testing and compliance

Fire alarm systems need regular testing, not just installation. Plan for who is responsible for periodic testing, how faults get logged and resolved, and keep documentation of test history -- this matters both for actual safety and for any compliance or insurance requirements relevant to your property type.

FAQ

## Questions

Do I need an addressable panel for a small office?

Usually not -- a conventional panel with a handful of zones is typically sufficient and more cost-effective for smaller buildings. Addressable panels earn their cost in larger or multi-floor buildings.

Why not just use smoke detectors everywhere?

Smoke detectors in kitchens or dusty/steamy areas tend to false-alarm frequently, which trains people to ignore alarms -- a real safety risk. Heat or multi-sensor detectors are more appropriate there.

How often should a fire alarm system actually be tested?

This varies by system and regulatory context, but routine testing is typically expected quarterly, with a full servicing at least annually. See our maintenance checklist for a practical schedule.
